What Is an Early Settlement Fee in the UAE?

    Try , or

    Quick answer

An early settlement fee is a permitted charge that may apply when a borrower repays a loan or financing facility before the scheduled end of the contract. In the UAE, CBUAE sets maximum fee limits for several retail credit products. The cap depends on the product, so the same rule should not be assumed for personal loans, car finance and mortgages.

Current CBUAE fee caps at a glance

Product / situationCurrent maximum in CBUAE retail fee annex
Consumer loan/financing — final settlement from other sources or EOSB1% of outstanding balance, maximum AED 10,000
Consumer loan/financing — transfer to another bank1% of outstanding balance, maximum AED 10,000
Consumer loan/financing — partial payment1% of payment / applicable outstanding basis, maximum AED 10,000 under the annex
Car loan/financing — early settlement1% of outstanding balance
Home loan/financing — early settlementMaximum 1% of outstanding balance or AED 10,000, whichever is less
Home loan/financing — partial settlementMaximum 1% of outstanding balance or AED 10,000, whichever is less

What happens to future interest or profit?

CBUAE Consumer Protection Standards state that licensed financial institutions are not permitted to charge future unearned interest from the date of full early settlement. For a partial settlement, the interest must be proportionately adjusted based on the principal remaining.

    Example: personal-loan early settlement

Illustration only: if the outstanding balance is AED 80,000 and the applicable consumer-loan settlement fee is 1%, the fee would be AED 800, subject to the product terms and regulatory cap. If the balance were AED 1.5 million, a 1% calculation would be AED 15,000, but the consumer-loan cap in the annex is AED 10,000 for the relevant settlement categories.

    Why might someone settle early?

    • To reduce future financing cost.
    • To transfer the loan to another lender.
    • To use savings or end-of-service benefits to close debt.
    • To reduce monthly obligations before another financial commitment.
    • To simplify finances by closing an existing facility.

What should you request from the lender?

    • A formal settlement quotation.
    • The outstanding principal/finance amount.
    • Accrued interest/profit up to the settlement date.
    • The permitted early-settlement fee.
    • Any required liability, release or clearance documentation.
    • The expiry date of the settlement quotation.

Early settlement is different from loan cancellation

Early settlement closes a facility that has already been disbursed or is in repayment. Loan cancellation usually refers to cancelling before or around disbursement and can have a different permitted fee. Read the KFS and contract for the exact process.

    Frequently asked questions

Is the early settlement fee always 1% in the UAE?

No. Several retail products use a 1% cap, but the exact ceiling and AED maximum differ by product.

Can a lender charge future interest after full settlement?

CBUAE standards state that future unearned interest must not be charged from the date of full early settlement.

Is there a maximum AED amount for car-loan early settlement?

The CBUAE retail fee annex lists car-loan early settlement as 1% of outstanding balance; it does not show the same AED 10,000 cap used for consumer and home loans.

Do I need a settlement quote?

Yes. A formal quote is the safest way to understand the amount required on a specific date.

Can I transfer my loan to another UAE bank?

CBUAE regulations support consumer mobility and set rules and fees for loan transfers, subject to the receiving lender’s approval and regulatory requirements.
