    What Is an Affordability Assessment?

    Try , or

    Quick answer

An affordability assessment is a lender’s evaluation of whether a customer can reasonably meet the repayments on a proposed credit product without creating undue financial hardship. In the UAE, CBUAE responsible-financing standards require licensed financial institutions to consider stable income, existing obligations, financial dependants, basic personal and lifestyle expenditure, the consumer’s credit record and applicable Debt Burden Ratio limits before granting credit.

    What does a lender consider?

    • Stable and verifiable income.
    • Existing secured and unsecured debt.
    • Scheduled repayments and other financial obligations.
    • Dependants and basic living expenditure.
    • Credit record and past repayment behaviour.
    • The proposed new instalment or payment.
    • Applicable DBR requirements.
    • For variable-rate credit, the impact of a possible rate increase.

    Affordability is more than salary

A high salary does not automatically mean a large loan is affordable. Two people with the same income can have very different financial capacity if one has existing loans, credit-card limits, family commitments or other recurring obligations. That is why lenders assess the broader financial position rather than income in isolation.

What is the role of DBR?

Debt Burden Ratio measures the share of income committed to debt repayment and is an important regulatory limit in UAE consumer lending. CBUAE standards also require lenders to consider basic personal and lifestyle expenditure, so simply falling below a DBR ceiling does not guarantee that the requested credit is affordable or will be approved.

Why does the credit report matter?

CBUAE standards require lenders to examine the consumer’s credit record, verify overall indebtedness and use information from the Credit Information Agency. Etihad Credit Bureau data helps lenders see reported facilities and repayment behaviour rather than relying only on what the applicant declares.

    Stress testing for variable-rate borrowing

For relevant variable-rate credit, CBUAE standards require an appropriate level of stress testing to assess affordability if interest/profit rates rise. The lender must consider whether higher payments could push the consumer beyond applicable DBR limits and provide the consumer with a written summary of the stress-test results where required.

    Example: same income, different affordability

    CustomerMonthly incomeExisting monthly obligationsIllustrative position
AAED 20,000AED 2,000More room for a new payment, subject to full assessment.
BAED 20,000AED 8,000Less room for additional borrowing despite the same salary.

Affordability assessment does not equal approval

Passing an affordability assessment does not create a right to credit. Banks and finance companies also apply their own product eligibility, risk, documentation and underwriting criteria. FinShark does not make the lender’s final approval decision.

    Frequently asked questions

Is affordability the same as eligibility?

No. Affordability focuses on ability to repay. Eligibility can also include product-specific requirements such as income, employer, age, residency and documentation.

Does being below 50% DBR guarantee approval?

No. A lender considers the overall affordability and its own underwriting criteria.

Can a lender check my Etihad Credit Bureau report?

For credit assessment, CBUAE standards require relevant credit information to be obtained and examined in accordance with applicable rules.

Why does a bank ask about living expenses?

Because affordability considers whether repayments can be met without substantial hardship after basic personal obligations and dependants are considered.

Can variable interest rates affect affordability?

Yes. CBUAE standards require stress testing for relevant variable-rate credit to assess the impact of higher rates.
